There are seven Townhouse with pending sales in Neshaminy Valley . If this is the first time you are reading my market report I will let you know we do not discuss prices of pending sales. You may ask why Well I will briefly explain for the consideration of my readers who do read me reports. There are many factors that could effect the sale of pending sales .There are contingencies in the agreement of sales. I will name only two.
- mortgage financing - The buyer may be obtaining a mortgage and there is a process including but not limited to an appraisal of the property . It depends on how much money the buyer is putting down and what type of mortgage the buyer is obtaining on how much the property must appraise for . The buyer must also meet all the requirements set forth by the mortgage lender.
- Inspections - There are many inspections contingencies that may effect the sale .Including but not limited to the home inspection termite ,township, radon any of these inspections could put the home back on the market if not negotiated to both parties satisfactions or according to the terms of the agreement of sale.
Here are only two reasons why I do not discuss pending sales until they are settled sales .There are many more contingencies that need to be met .Agents working together usually make sure everything is done and negotiated but it is best to discuss these sales when these contingencies are met .

The difference in these prices are great .One of the sales was a REO which is a Bank repossession and the other sale was a rehabbed townhouse. This rehabbed townhouse was totally redone new everything I did not see it myself but I was told it looked like a new house. So there you have it from one extreme to the other .Perhaps we will see the other home fixed up and resold. Hopefully someone purchased it to live in it and love .
It is my professional opinion that the weather has drastically effected the sales market in Neshaminy Valley .The weather has been a snowy stormy one on the east coast .People have been more concerned with how they would get to work and get food then buying homes this winter. People have been rushing to get supplies as we have been hit with one storm after another. In fact another storm is on the way
