When I first entered into the Real Estate business over thirty years ago I was told listings were the name of the Real Estate profession . Yes it was how we got our bread and butter It was also how we received paid vacations It was the only way you could be out of town and make money .
I was handed a reverse directory book full of phone numbers and addresses I was to call the people and say " Hello my name is Hannah Williams from XYZ Real Estate would you be interested in selling your house today or sometimes in the near future " Sometimes the people would talk to me and I would write all this info on a 3 x 5 index card . I would follow up with a thank you card and call again with permission at a later date just to talk . This was before Do not call lists . I will tell you this system did work . It took a very long time and quite a lot of perseverance . It was before the Internet was available . It was back in the mid 1980's .Was this the secret sauce
Now I have the luxury of using the Internet . Back in 2009 I found Active Rain where I learned how to use the Internet to market myself . Before that I had hired other companies to do it for me . I did get leads but they were pot luck . I started to take Active Rain Classes about Localism posts . I was very fortunate to attend Rain Camps and also back in the day REBar Camps .
I learned about the long and short tails . How to direct my blog posts and find a niche so that when people were looking to sell in a specific area they would call me . As boring and unimportant as some think these blogs are I would do Market Reports on specific communities . As an example Bakers Bay Gated Waterfront Condo Community What it's worth Phila Pa . This would rank high as I used a long tail description . I then decided to do this every month . These types of blog posts bring me listings as the local market expert . I am so glad I took these classes and joined Active Rain . It did not happen overnight . It took many months in some areas almost a year .
Luckily I also receive many referrals from my past clients . Last year alone I had three clients call me to list their houses . I had sold them their houses over twenty years previously . It is wonderful to know that people still remember you . I live in a condo community and also receive referrals from people who live here . People who I sell homes to also refer listings to me
I have stopped advertising in newspapers and only do Internet advertising I believe that most people search on the Internet to look for homes Communication is also the key . When I blog I make sure to post on many different sites . I will export my AR blog to Twitter ,Facebook ,Google+ Pinterest . Everywhere I can so people can see it .
When I go out to list a house and compete with other agents I do not use a canned listing presentation . Many agents go in with fancy brochures and talk up themselves . That is not my style . I walk in the door we take a tour . After the tour I sit with the home owner and ask what their goals are . I want to listen to what their wants and need are . What they need to achieve
Where they are going and the time frame . Then I explain what I will do for them and how . I show them where the market is and what price we can expect to get and what I think I can achieve for them . I am honest with them and it shows . I am also a go getter and that also comes through . I pride myself in getting the house sold . After all if I do not sell it I do not get paid and my reputation is ruined .
I also insist they make the house available for showings . That one buyer they turn away could be the buyer who was going make the perfect offer .
