Many Buyers in the market place are looking at houses by calling listing agents from a sign or walking into Open Houses . They do not realize these agents really represent the seller and ethically can only disclose limited information
If a buyer really is interested in buying a house they should make an appointment sit down with an agent get qualified by a mortgage banker . This service is free . It is a also a good idea to sign a contact with this agent to represent you in the buying process . When signing this agreement the agent has a fiduciary relationship to you much as an attorney would . The agent then can discuss with you what you as a buyer are comfortable spending a month . Once you are qualified you can pin point an area .I personally like to go over the agreement of sale so there is not a panic situation when the buyer does find the right property for them .There are many papers to sign .
Then the fun begins .Your agent will not get emotional .Well I do get emotional but I do not overlook the important issues like age of the windows leaks or old roofs and heaters . When showing homes an experienced agent gets a feel for what you will like . I always tell my buyers that they will get a feeling when they walk in the right house for them . They always look at me like I have four eyes . I remember a buyer saying how long does it take before I get that feeling . He was getting frustrated I answered sometimes it maybe the first house we see but I have found that by the third time we make an appointment to see houses we usually do find one that is right for you .The funny thing is that the next house we saw was the one they purchased.
My point here is as a buyer why not have your own agent it is free . Your agent will look out for you .Give you their professional advice . They will work for you . So why would not use their wealth of knowledge that is available to you as a buyer . Someone who has experience to guide you in the right direction. Someone who is in your corner who will work for you and look out for you . Don't use the sellers agent .You need your own agent to represent you .
