Last year I sold one of Brian's investment properties he had purchased from me oh perhaps five maybe six years prior ..time does fly these days..It is hard to keep track of the time. It was an easy transaction . He was in Florida he trusted me as his real estate professional to list and sell his property in Phila Pa for him.He sent me a power of attorney. I posted the listing on our board and then in the MLS. I had and agreement of sale in 48 hours for $10,000 more than he expected,but $10,000 less than I would have liked to have sold it for..It was investment property and it was a quick sale .I would not sign any papers without discussing these options with Brian.what it means to be a trusted real estate professional pt1

Have you ever met buyers or sellers that you immediately have a bond with? That as soon as you met them you knew you were on the same wave length.You just hit it off. There was trust. The trust was on both parts.They not only trusted you ;but you trusted them. Trust is something that must be earned;but some people are just trustworthy.This is our relationship. It has lasted many many years.

Now we are selling another investment property. I had checked out the what it means to be a trusted real estate professional pt1property for him as his trusted Real estate professional.There was some damage to the property .The tenant had a leak in the bathroom .He had the leak fixed .Apparently it was leaking for some time because it caused damage to the ceiling. I took pictures and emailed them. Brian is an excellent contractor. (When I purchased my condo I trusted him to redesigned my bathroom for me.It is perfect. I love it.) He flew in from Florida to visit family in Pa for a long weekend.He fixed the problems.. He also discovered the electric and gas was shut off when  replacing the range..

  The Power of Attorney was drawn up and notarized. I just received the documents from Florida . I need to have my side notarized.This involves a large amount of trust and a large amount of  fiduciary responsibility 

Now I must get the property ready to be put on the market. The tenant has received proper notification and is willing to cooperate with showings. There will be a lock box on the property. Brian is going to make sure the utilities are turned on and paid up to date. He does have a landlord license in Philadelphia. When he purchased this home from his trusted Real estate agent in 2003. I reminded him that he must have one in the city of Philadelphia Pa. It will be submitted shortly to the MLS.

I do not expect this property to be on the market long.The property will be priced below market value. A great buy for a first time home buyer looking for the $8000 tax credit. Brian and I discussed what would be a fair market value.He Trusted my Real Estate opinion.Although he would have liked to have listed it for less. I would not have been doing my job or living up to my fiduciary relationship to the seller.

This is What is Means to be a Trusted Real Estate Professional in Phila Pa. When  someone signs a Power of a Attorney and trusts you enough to appoint you to be their lawful and true agent;to sign and execute any and all documents,forms,etc, that are necessary to complete the sale/purchase of real property.

The seller had her home listed over a year ago in Phila Pa  the Castor Gardens section and thought her home was sold.The sale never took place.She listed her home with several other brokers since then and could not sell her home.I had been referred to her by her neighbor ;but she still would not let me sell her house.Her neighbor was a past client of mine and he trusted me as a Real Estate Professional  to look out for her.I had sold him his first house over 25 years ago and he was one of my very first clients.

I had listed his home and sold it in 8 days.She called me up to tell me someone had stole my sign.When I told her the the house was sold she was shocked. She wanted to wait to sell her house; but was now willing to let me sell it for her.Now I had gained her trust.

We finally listed her house in the spring.The seller is a lovely woman and I became very fond of her. We found buyers and today went to settlement. She was very lucky to get the exact apartment that she was going to rent a year ago when her home sale fell apart. The woman who had rented it was  moving. Everything was falling into place.

The buyers were lovely people and very accommodating.The cooperating agent Weng Huang from C21 Target RE Phila Pa.Weng was wonderful to work with.This was a winning team even the mortgage broker Helen Chang was terrific and met all the dates.In Pennsylvania time is of the essence on the contracts. 

The seller was very nervous having had one sale fall apart.Everyone involved was very understanding of this situation and considerate.They even let her stay in the home an extra day.The seller left them some furniture and everyone was happy!

This was a day that made me very proud to be a trusted Real Estate Professional and when we knew the money was wired ; I turned a round to the seller and said "your house is sold "I had tears of Joy in my Eyes..

This it what it means to be be a trusted Real Estate Professional.To get the job done.To make people happy and smile.To make a house a home. To feel good inside after the job is done.
