There are nine 2 BR units for sale $108,500-$179,900

There is one 3 BR unit for sale $169,900

There are three pending sales .These prices we will discussed when they settle .

There have been 2 sold and settled units one was a 3 BR and the other was a 2BR $145,00-167,000

In my opinion financing is becoming difficult to obtain in condominiums. Cash is king .Owners and associations would be wise to open up to FHA approved  financing. It would help in keeping values from decreasing. This is just my humble opinion. Let us see what the sales for next month will be . There are many condos on the market and the values seem to be decreasing .There is one section that may become FHA approved . I believe it is Condo Six this would be great news as there are many units for sale that would benefit from this action.

Delaire Landing is a beautiful place to live .It is a gated community with many amenities.

Rivers Bend Sales Market Report May Phila Pa by Hannah Williams . Here is the May Market report for Rivers Bend Condos as reported by the Trend MLS as of May 11,2012.

There are 3 active listings priced at $120,000- $174,500

There are 2 A units and 1 B units for sale

There are 2 Bank owner properties for sale

There are 2 pending sales we cannot discuss price until they go to settlement .

There has been 1 settled sale reported in April .

This sale is a B unit and sold for $150,000.

It is my opinion that this community is still holding value . It is still a desirable place to live  especially considering that there have been several foreclosures and short sales . Yes the values have depreciated in the last several years ;but so has the other condo communities surrounding it . It would certainly help if the owner's would cooperate and try to become FHA approved .It is also a Pet friendly condo community .

If you are looking to buy you can get a great buy here . Prices are down and interest rates are at an all time low .

There have been many condo listings that have continued to reduce their prices .In my opinion it is smarter to start at a realistic price than to list it high and to continue reducing the price. Delaire Landing is still a beautiful place to live with many amenities.With interest rates at an all time low and prices decreasing now is the time to buy in this fantastic waterfront gated community .Take advantage of these low prices and rates .

There is a B unit (2nd floor with loft) that is a short sale . There is also a an A unit for sale (1st floor unit) with a finished basement .

There has been a foreclosure in Rivers Bend .I have seen a Fannie Mae notice on a property. I will let you know when I have more information . It could be quite a long time before this property comes on the market .It could be a year or more or less.

There are 2 pending sales .We will discuss the sales prices after they go to settlement .In this market they could come back on the market or have an appraisal problem .One never knows.

There have not been any settlements in March .There have been sales so this is a positive outlook in the market in my opinion. Rivers Bend condos continues to have sales. Some of the other condo communities in the area have decreased in value at a quicker rate . The values in Rivers Bend Condos have also decreased . There have been quite a few short sales and foreclosures . These will effect value . Rivers Bend is a pet freindly community.

In my opinion the prices have fallen here as well as the neighboring condo communities . Rivers Bend had held it's value longer then the other condo communities . There have been several short sales and foreclosures this year .These sales have had an impact on value and added to depreciation. Rivers Bend Condos are spacious units with a modern floor plan some most but not all of the B units have lofts .The lofts and high ceilings add a contemporary flair to the living space .

In my opinion the majority of listing prices have gone down ;but some are still higher then the market is showing as comparable. It would be difficult not to find a unit a buyer would love as there is a variety of styles and locations to choose from . Delaire Landing has a strong condo association so financing should not be a problem. The only issues in financing is that it is not FHA or VA approved . I do see a considerable drop in values here in Delaire Landing Community. Delaire Landing Phila Pa is a beautiful place to live .It is a gated waterfront community with many amenities.

Hopefully this is a sign of an upswing in the market in Bensalem Pa and higher spring sales .The Coves townhomes are very spacious (1900 sq ft and up) There are quite a few styles to choice from .Split Levels ,Straight Thru's,and Center Hall Colonials .

The prices in Delaire Landing Condos in my opinion sales value has decreased in the last several months . List to settled 92% of sale price . There are some inflated prices listed. The condos may have trouble appraising if sold near full price unless the buyers are paying cash . This is a wonderful time to buy in Delaire Landing Condominium community. A buyer can purchase a condo here at low low prices . It amazes me as Delaire Landing has so much to offer it's residents .
