In my opinion prices have declined in Delaire Landing . There have been many condo listings that have continued to reduce their prices .In my opinion it is smarter to start at a realistic price than to list it high and to continue reducing the price. Delaire Landing is still a beautiful place to live with many amenities.With interest rates at an all time low and prices decreasing now is the time to buy in this fantastic waterfront gated community .Take advantage of these low prices and rates .

There are currently 2 condos listed for sale in the Rivers Bend Section of The Trend MLS

Prices $117,700 -$179,500

There is a B unit (2nd floor with loft) that is a short sale . There is also a an A unit for sale (1st floor unit) with a finished basement .

There has been a foreclosure in Rivers Bend .I have seen a Fannie Mae notice on a property. I will let you know when I have more information . It could be quite a long time before this property comes on the market .It could be a year or more or less.

There are 2 pending sales .We will discuss the sales prices after they go to settlement .In this market they could come back on the market or have an appraisal problem .One never knows.

There have not been any settlements in March .There have been sales so this is a positive outlook in the market in my opinion. Rivers Bend condos continues to have sales. Some of the other condo communities in the area have decreased in value at a quicker rate . The values in Rivers Bend Condos have also decreased . There have been quite a few short sales and foreclosures . These will effect value . Rivers Bend is a pet freindly community.

In my opinion the prices have fallen here as well as the neighboring condo communities . Rivers Bend had held it's value longer then the other condo communities . There have been several short sales and foreclosures this year .These sales have had an impact on value and added to depreciation. Rivers Bend Condos are spacious units with a modern floor plan some most but not all of the B units have lofts .The lofts and high ceilings add a contemporary flair to the living space .

It is my opinion that the values are steadily decreasing in Village Greene. This is a lovely development located in Bensalem township ,county of Bucks Pa.  It is conveniently located near schools, shopping, and major highways . There have been several short sales which as in many areas of the country do effect the values of neighboring homes.  It is certainly a great time to buy in Village Greene. Prices have come down in the past year. Perhaps last year you were not qualified to purchase a home in this area.

It is my opinion Rivers Bend  being a pet friendly community has helped keep the pricing stable here in the past . It does seem that the Rivers Bend community is now seeing a drop in pricing. Rivers Bend community is still very desirable especially because it is pet friendly. It seems to have held its value longer than the other condo communities . One can not ignore the numbers and see the values have come down . What a great opportunity for buyers looking to purchase a condo in a pet friendly community . It will be interesting to see if the prices will continue to decline in Rivers Bend or rise in the spring . With falling interest rates it certainly be an ideal time to buy and take advantage of these prices in my humble opinion .

In my opinion sales in Bakers Bay may be on the rise. Prices have stabilized somewhat in the garden section The Condominium Association has fought long and hard to retain their FHA status which will make financing easier to obtain therefore making these condos a more desirable choice to buy.
