In my opinion we are seeing a decline in value in Bakers Bay . They had lost their FHA financing approval but have now regained there approvals. Bakers Bay is a gated waterfront community in the Torresdale section of Philadelphia Pa . It has an indoor and outdoor pool.There are many amenities . If you are looking to buy you can get a great buy here . Prices are down and interest rates are at an all time low .

Delaire Landing Market Report January 2012 Phila Pa.

Hannah Williams says that Trend Mls reports as of 1/15/2012 the following information.

There are 12 active listings in Delaire Landing

The Prices range from $95,000-$199,000

There are 3 pending sales in Delaire Landing

Prices range from $84,900- $119,900

There have been 3 settled sales in the last 3 months in Delaire Landing

1) 1 BR 1 Bath in the Mid-rise sold at $75,000

2)2 BR 2Bath with den sold for $126,500

3)2 BR 2 Bath sold for $152,500

It is my opinion that Delaire Landing values have depreciated greatly in the past year . It is still a lovely place to live . The prices seem to be falling and so do the interest rates .These condos would be a wonderful opportunity for the qualified buyer to take advantage of with the low interest rates and low prices . Delaire Landing is a gated community located along the Delaware River .There are many amenities including 2 pools on the river and great waterfront views.

Rivers Bend Market report Sept.2011 Phila Pa 19114.There are Five active listings in the pet friendly Rivers Bend Condo Community as of September 27,2011 Trend MLS Report

Prices for the active listings range from $135,000 -$184,900. These listings do not seem to be staying on the market too long if they are in good condition and priced right .

There have been three sales reported since June 30,2011. One was a foreclosure that sold for $110,900 and was on the market for 90 days .The other a 2nd floor with a loft on the market for only 22 days sold for $147,500. There was another sale a first floor with a basement that sold for $179,900 in 42 days .In today's market in my opinion that is showing that things are looking up . People are buying in Rivers Bend Condo ! This is good news!

There are 2 pending sales one is a short sale the other is a bank foreclosure .We can read more about them next month .
