Heat Wave ! Stay Cool By the Pool! Phila Pa 19114. It has been so hot it has been difficult to think. the best time to show homes is in the early mornings . Sellers have to be aware that it is best to have the A/C on.

There is nothing worse than showing vacant homes with no A/C on in a heat wave.I have been advising my sellers to leave the air on. In my humble opinion it is just as bad as showing a home that is unkept and dirty. If the buyers are uncomfortable when they walk in the home they are not going to buy it.Sellers should have their A/C on in their homes even when not home. Keep it cool in a heat wave.

Phila Pa 19114 temperatures have been record breaking in the high 90's.With the humidity it felt like 100 degrees. A Great way to beat the heat is by the pool. Stay cool especially senior citizens. Check on your senior neighbors in Heat waves.

Speechlees Sunday:Bakers Bay Streets

Speechless Sunday well I guess not.This is State Road in front of Bakers Bay Condominiums.The Philadelphia Water Department (PWD)will be tearing up the steets here for quite some time.They will be doing work on this four lane road that is now two lanes.The entrance is now very difficult to enter.I will be writing more about this later.It is not a pretty site .

How to Put Out a Fire with a Fire Extinguisher

The Encinitas Fire Department put on a demonstration yesterday on how to put out a fire using a fire extinguisher. [photo courtesy of photo8.com on Flickr]

This demonstration was part of the class on Emergency Preparedness being offered by the Natural Living Source. The demo was held in the parking lot outside the Blue Star Body Lounge who hosted the site for the remainder of the Emergency Preparedness class.

Critical to putting out a fire with a fire extinguisher, of course, is knowing HOW to use it, and the videos will explain the procedure and show you how it's done.

The important way to remember the procedure is PASS:

P - Pull the ring to release the handle on the extinguisher

A - Aim the hose

S - Squeeze the handle to release the chemicals

S - Sweep back and forth with the hose, spraying LOW at the base of the flames NOT at the middle or top

I hope you will share this important message with others who might benefit. And for those who don't even have a fire extinguisher in their homes, well, perhaps this will inspire them. Per the Encinitas Fire Department a home fire extinguisher can be used to put out many small fires and possible prevent a worse fire or tragedy.

Modena Park Phila Pa 19154 Torresdale home purchased

Modena Park home buyers purchase located in Phila Pa 19154. It is a lovely area located in the Torresdale section. It is a family neighborhood .It is also an area of young single professionals and tradesman. It is conveniently located near close to major highways I95 ,US #1 , and the Pa turnpike. It is also near public transportation Septa has bus routes and trains so it is easy to get to almost any location in the Metropolitan area.

Modena Park located in the far NE of Phila Pa has many shopping centers in the area Franklin Mills Mall being one on the largest. Franklin Mills Mall is a huge outlet mall that people come from all over the area to shop.There are even bus trips for folks to come from out of the area just to shop at this fantastic mall .You can really get some super deals here.there is also a wonderful movie theater there.Many restaurants and fast food chains on the perimeters of the mall.You will never come out empty handed when you go shopping at Franklin Mills Mall.It is only minutes from Modena Park .

Modena Park in Phila Pa 19154 is an area where you will see families gathering too watch their children play ball.There are many day's when I will be showing homes and I see parents walking toward the ball fields chairs in hand and big smiles on their faces .Yes this is a neighborhood filed with love of the game. In the evenings the lights fill the stadium and the parents cheer their children's team and on the weekend's the sunscreen is on , baseball caps are on and excitement fills the air.Win or lose everyone is happy.

Modena Park in the Torresdale section of Philadelphia Pa 19154 has a wonderful hospital right there called Aria -Health Torresdale Division in case of emergency one does not have far to go. It is staffed with wonderful doctors and gives best of care.they also have a fantastic out-patient program.There is care there to fit almost every-ones medical needs .

Modena Park buyer's purchase homes and usually stay in the Torresdale area. I recently sold a home to a young man it is his first home.His parents live in the area.He grew up in the area and he wants to stay stay in the area. He is going to take advantage of the First Time Home Buyer's Tax Credit for $8000. He was lucky to find this cute townhouse with a fireplace and 2 bedrooms for a very good price .It needed a little sprucing up but not much. Phila. Pa. 19136 celebrates 40th Birthday Party at Guido's for Craig.It was a wonderful Gala filled with wonderful food,friends,dancing and fun.His girlfriend Dominica had planned this party for several months and it was a complete surprise..It is so hard to keep secrets especially from one of your closest and dearest friend.The secret was kept and there was over 85 people who came from all over the Philadelphia and surrounding area to Guido's located in the 19136 zip code on Welsh rd. in Phila. Pa .Everyone was there to celebrate our great friend's Craig's 40th Birthday..Here are a few "Video" clips of the fun...

What a wonderful way to put the $8000 Tax Credit ..Time is Running out!

The countdown is on! In just 50 days, believe it or not -- for those of you keeping track, that's 7 weeks and 1 day, your home will be worth $8000 less.

No, it's not the apocalypse. Your roof is not going to collapse nor will all your kitchen appliances start to malfunction on May 1, 2010. Stains and holes will not mysteriously appear on your hardwood floor or carpets. Your windows will not shatter and the paint will not start peeling off of your walls.

There's no magic switch that gets flipped causing all home listings on the MLS to suddenly reduce their price by $8,000. Nor will anyone else tell you this or warn you of this impending and certain eventuality.

Rather, on May 1st, homebuyers across America, and certainly here in Northern Virginia and D.C. will remove their government-issued rose tinted 3-D glasses and in their own minds subtract $8000 from the value of your home.

Of course, I'm talking about the deadline for the Homebuyer Tax Credit. In order to take advantage of the $8000 Homebuyer Tax Credit or the $6500 Move-up Homebuyer Tax Credit, homebuyers must enter into a ratified contract to purchase a home by no later than April 30th. Then they must settle on the home and go to closing by June 30, 2010.

Time is running out. The market already takes into account the presence of the tax credit, meaning that the prices charged for homes today will be worth $8000 less on May 1st from the perspective of potential buyers since they will no longer be able to benefit from the credit offered by the government.

Thinking about selling your home? It's time to get it on the market now. Already on the market? It may be time to reduce your price and get it sold now.

It's called the Homebuyer Tax Credit, but it benefits you the seller as well.

Phila Pa 19114 Blizzard 2010 Hits the East Coast "Video"

Blizzard Hits Philadelphia Pa .This is the most snow that Philadelphia Pa 2010 has ever had in it's history. It has closed the entire city except for emergency workers.The last snow we had 27" which started on Friday night and ended late Saturday afternoon.

This storm which is called a blizzard started about 7:30 Tuesday evening.It gave us a short break and started up again .. Very dangerous conditions even snow plows had accidents.They closed major highway and interstate highways.Even the Pa Turnpike.They interrupted TV programs with emergency alert to tell everyone to stay off the roads ..All Schools and businesses and City governments will be closed again on Thursday to try to clear the dangerous icy road conditions.

I took this short "video" In Delaire Landing Phila Pa 19114 a private community.We pay for our own snow removal.It is not supplied by the city. As you will see in the "video" although people were told to stay off the roads There were still cars driving. Weather is now predicting more snow Monday evening. Sure hope they are wrong.
