What a HAPPY DAY..another HAPPY CONDO OWNER in Delaire Landing Condo..hannah williams blog page

Bank of America put the wrong address on the mortgage documents..so we had to wait for new mortgage papers.The first time home buyer wanted to go with his own bank.He is an International Hockey Player and felt it would be easier because some of his funds were in Euros and some in Us dollars..His bank was BANK of America.OKAY that should not be to difficult.He had excellent credit great income ,20% down, the perfect buyer..Everything was approved,appraised,and we were ready to go not a problem...

Wrong...Luckily the property was an estate and he was not moving in the day of settlement..

There was not a condo questionnaire sent to the condo association..there was not a request for a master insurance policy from the association with the mortgagee clause..nor was the buyer informed that he needed a HO6 homeowners policy..Delaire Landing has a wonderful association and had everything sent back in a very timely manner as soon as It was requested . Bank of America still insisted he did not need a HO6 insurance policy..Although I kept insisting he did.

Wrong again..Luckily the buyer obtained one immediately..which he would have done if he had been told to but  Bank of America was insisting he did not need it..

These last minute details went on and on.The Buyer,Sellers,Agents and Title company  worked very hard to comply with all these items that fell through the cracks items that should have been taken care of  before the day before settlement.. these items took 2 days ..We did our job .Someone dropped the puck and it was not us....

This should have been a Stress Free day for the BUYER                                                            helpfulhannah selling in delaire landing

All is well that ends well ..He is Happy now! Eligible for his $8000 tax credit

 Maybe someone from the FLYERS HOCKEY TEAM will see what a great Sports Player Ray is and Grab him..He is someone I would want on my Team he did whatever he had to do to get the puck in the net and score..

Hannah, glad it ended well. Such unnecessary stress for your buyer. Is anything easy these days, even with a qualified buyer, appraisal and financing coming in correct.

The wrong address on the property? Gee....glad ya looked.

Sounds like a nightmare, but thank goodness all the parties were somewhat flexible and had a good attitude.  Congrats on getting the job done.
