Tips when listing an Estate for Sale

Be sure that the Will is probated before the Estate is put on the market

The executor or executrix can not enter into an agreement of sale without the will being probated

Best to refer them to an attorney if they do not have one and get the process started before putting the home on the market .

The home may need to be cleaned out. Sometimes the family does this. Sometimes it becomes overwhelming for the family . It is good to have someone on hand who does professional clean-outs .It reduces the stress for the family involved and is often much appreciated.

Once you receive word that the Will is probated list the home for sale. Have all the picture taken .You are ready!

In the winter make sure the heat is on. I do check on the home a few days a week to make sure everything alright The executrix and I have also discussed getting a Home Warranty as it does cover vacant homes and gives the buyer extra security .

Tips when listing an Estate for Sale Now it is ready to Sell ! Hope you priced it Right ! Price is so important . Seller must concider updating and time on the market . If it needs updating it is best to price it below market and allow for repairs for a quick sale (unless seller wants to do updating ) Time is money . Tips when listing an Estate

Dan  A short sale placed in a trust ..wow  that is quite complicated

Paul  Yes it does differ from state to state but does get a little more complicated when the executor /executrix is out of state

Just sold my mother's house.  However, I was POA at time we listed it.  Took a month to empty and prepare house for sale.

Hannah this is great advice, I have seen listings where the probate had not been completed so the properties had to be pulled off the market.

As always, Hannah, that was very helpful.  And, one should always check with an attorney, given laws in different states can be different than your own, if you are the executor or family.
