How Many Times Do I Look for Houses Before I Get That Feeling

 I am working with a super  nice young couple . It is the second marriage for both of them and between them they have five  wonderful teenage children . Of course the first thing they did was get pre-qualified by a mortgagsomerton forgee banker 

There was child support so this had an effect on how much they could afford  The husband was a little disappointed that he had to look in the city instead of the suburbs  . Once we started to look he felt much better .

 

Oh I think I forgot to mention the two big dogs  that we needed to find a yard for   We went out two times  Each time we looked at four houses  The size was good  but as I always tell my buyers when it is the right house you will get that feeling . Feeling he asked ?  Yes I explained you will know what I mean when we walk in the right house   After the second time out he said how many times do we look at houses before  I get the feeling   I got a letter from my landlord and I need to let him know if I am renewing my lease    I smiled and told him usually three times or less but we had seen some really bad houses that day   I knew he was getting discouraged   I promised him we would find them a house before their lease was up even if I had to take them out on Christmas Day   His wife was not worried but he was not optimistic 

 

The following week we had three houses to see  There were five of us piled in my car   We were having a great time but had not seen  the right house   Then we walked into house number three and he turned around and said " I understand what you are talking about now " This house had everything they wanted . Real hardwood floors newer heater  central air  newer windows  and a fenced yard    It also to had remodeled kitchen and baths   Plus it was just reduced and now was exactly priced perfectly for them   Guess what he said with a big smile on his face "I have the feeling "  I guess we need to sign papers   He also gave me a big hug  

There are times it really feels great to be a Real Estate Agent .

Endre Barath, Jr.  That may be part two . It has not been easy but I am waiting for the papers to come back I have been told they are being signed and should have them back tomorrow . The agent is out of the area and not very communicative...Still have home inspection ahead .  Winter is coming and houses here are reducing their prices .. will keep you informed

So true, Hannah... I always tell my clients they "will know" when they come into the right home (and sometimes it can actually be the first one they go to). Spent two days last week looking at new construction with clients and they "knew" the minute we walked into the second community on our list. And what a great feeling to get a thank you note from them two days later.

You made this up. 

He will go back to his ex or something .. the deal will tank.  Foundation issue's, a huge conflict with HOA over irrigaition issue's or something these things never happen.

Oh wait, HER ex stops making payments on the minivan when the file is submitted - and the seller is in Japan.  For the month.

I know these deals too well.

Hannah Williams now that's what I tell my buyers. It's not important how many homes we see - it's that 'feeling' which matters most!

(And  then do not try to get a bargain on that home.....some buyers do!)

Lina Poka, MBA  Funny you should ask . The reason is that sometimes the punctuation ends up at the begging of a sentence when it shows up on a mobile device and it looks funky . Therefore I have eliminated them in-order for it to look better . It also sometimes shows that way when I post here . For some strange reason
