Selling Your House Time to Declutter Closets and Spaces

selling your house

You are getting ready to sell your house . You called your agent and received a list  of things to do to get the house ready for sale . The the hardest part is de-clutter the house and the closets . If you are like many people you probable looked and said where do I start

The closets are a great place to begin . You are going to be moving so let's start to pack up the closets and also clean them up . If it is warm weather and you live in a four season climate take out your cold weather clothes and shoes  . Pack them away . Let's make room in these closets and make them look big and spacious .  Clean them out . All the closets in the house even the linen closets .

There are many books and even videos on line to show you how .  Keep only what items are necessary .  There is nothing worse then showing prospective buyers closets that are messy and full to the brim with stuff.  If you must box your stuff up and store it at a family members house or rent a storage unit .Messy closets give the appearance that your home doesn't have enough storage space.

Next you want to get rid of all the small knick knacks and personal photos . I know this is hard . Many people object to removing personal photos . Buyers want to imagine themselves living in the house . This is hard to do if every room is filled with personal photos   This is just a suggestion but one to take seriously .

Next  take out or move  extra bulky furniture that is  not needed . The big chair that you really are not taking with you . Perhaps the old TV set that no longer works that is just sitting there . The end table that will make the room look bigger if you move it . The blanket you keep in the corner pack it way. Little things like this make a big difference

There look how much you have accomplished   Now on to the rest of the list

You are almost there

Hannah, good tips for your clients. As I pointed out to my own cousin, whose shoes were overflowing out of the closet and into baskets in the room, "prospective buyers aren't going to think you have too many shoes. They're going to think there isn't enough closet space." We only get one chance to make a good first impression.

Maggie Dokic | Miami, FL | 305.81.HOUSE (46873)  I just showed a listing and all the closets were jammed packed with clothes . There was only one person living here . No way they could wear all these clothes .

George Souto  Good idea !  i just took all my winter clothes sorted what I wanted and moved what I wasn't wearing until seasons changed .

LOL Hannah. Yes, I believe you. We've gotten caught up in obtaining more and more, even if we don't need it. I'm not pointing fingers. For me it's fabric and craft items. Working to use up my stash now!

Have you been peeking in my closet, Hannah? Shame on you!

Seriously, when I sold and moved last year, as a home seller, I had to do these things to declutter my own home. I removed all the off-season clothes and shoes, packed the family photos (except for one of EACH grandchild), knick-knacks, etc. It made a WORLD of difference and the house sold quickly.

I'm not even selling my house and I'm in decluttering mode.  I guess they call that spring cleaning.  My coat closet is next on my list actually :-) Kasey

Great tips for clients who are selling their homes.  I had a client actually listen to all my suggestions on what to do. It took them about 7 weeks through the holidays to get the house ready but it was in contract in 4 days in a very difficult neighborhood.  If your clients listen to your words of wisdom, they will be happy they did!

Hannah, this is great advice for sellers. It takes time, but it also creates personal mental clarity, and clarifies their intention to sell.  Personally, I try to do that with my closet and storage spaces.  It amazes me even though I do it often, how it still gets cluttered.  Great post.  A

Yes, closets need to be cleaned out as well. I think a good way to do that is to think about each item in terms of, "Do I really want to have to unpack this?" If there's no need for something at the new house, get rid of it.

Hi Hannah... one thing that never needs "cleaning" in my home are my closets or storage cabinets... I am totally OCD about that... but I sure have seen some awfully "ugly" closets in my day and wondered why listing agents didn't suggest to their clients that they be "staged" somewhat. I tell my clients they should think of the process as "pre-packing."

Cleaning up and clearing out to sell a home is an emotional process for many.  What's wrong with all my beautiful things?   Getting them to look at their home as a buyer is a bit of a tough sell sometimes.

Hi Hannah -- very good advice.  Decluttering closets and spaces shows the seller is motivated.   As much as buyers say they can "visualize" most people can't or simply don't want to imagine.   It just makes sense to be truly ready when you place your home on the market for sale.

Posted by Michael Jacobs, Los Angeles Pasadena Area Real Estate 818.516.4393 (Coldwell Banker Residential Brokerage) about 2 months ago

You are so right Michael Jacobs  to get top dollar declutter is so important . Your average buyer lacks imagination . Don't make them wonder if the house has enough space .First impressions are so important

Decluttering certainly is important, and makes a huge difference. I had sellers last summer who needed to declutter before listing. Fortunately, they complied. It took them longer than expected, and they even needed to take a break and go on a mini-vacation. However, when they were finally ready, the results were worth the delay.

Great post !!! I'm going to share this on my FB buisness page. I'm not thinking of selling anytime soon, but I already have a plan in place. I divide my house into 6 sections ( one - two rooms each or a room and maybe a hall closet. Each section is assigned to one month, every six months and on that month, I deep clean including getting rid of stuff I don't use or want any more. So, for instance, I deep clean my master bedroom in Jan and  July going through the closet and every drawer and get rid of stuff. I've been doing this for about 3 years now and every year it amazes me how much more stuff I am able to clean out. So when the time comes and I need to sell, packing up won't be a big deal.....I hope. Hm....I feel a blog post coming.....
