Keep your Ears  Eyes  your  and Mouth Open - reading this post reminds me of the picture of the Three Monkey's one hold their Mouth the other their Ears the other Eyes . I am sorry but I do not have a picture

 

These monkey's represent in different order "See No Evil Speak No Evil Hear No Evil"

We are not monkey's  we are intelligent human beings  even Zestimates have hurt out business ----take a stand stop buying leads and work for them

 

 Local Real Estate Boards are finding ways to have portals so our clients can link directly to the MLS and search our listing and not use third party's to  searches for information   Why are agents paying these companies   Those of us who blog know we also can climb up the search engines . These agents are lazy .  Pay a buck and get a leads  

What happened to the farmer . Who cultivate their local area . The agent who worked their past clients . Yes it is easier to pay for a zip code then to work that back hoe . Read some of Barbara Todaro  posts she will teach you how to farm successfully . Check out Michael Jacobs posts on his local Real Estate Market he is using his back hoe . Dick Greenberg  posts who constantly works at keeping locals up to date . I would be shocked if he buys zip codes .

 

Now the the new "Instant Offer" if you believe this will not hurt our business well surprise surprise

 

Time is not on our side . Nothing in life comes easy . You need to work for your money . Not buy a zip code

I could never understand why anyone would pay for leads.... and the majority of the leads are "junk".... learn to market.... three simple words.... there are so many marketing methods, online and offline.... lazy agents are riding for a fall anyway.... this is not a business that tolerates that behavior.... the assertive agents will score the business.... and thanks for the mention.... great post...

Right on target. There are certainly lots of good alternatives to buying leads from Z. No doubt this controversy and discussion about Instant Offers, and whatever else is to follow, will continue.

Interestingly enough; our office submits all of our listings directly to Zillow because of a few agents told our owners this is the only way they would stay with our company Hannah Williams

Hannah Williams ~ I stand firmly. We need to push back on both accounts, don't pay for impressions/leads and stop giving our listing data. We do that and not only do we win but so do consumers. Speaking of consumers, Zillow get's a dismal 1 1/2 star rating from them... Take a look and see just how bad Zillow's consumer reviews are

Very well said my friend and I agree that people should get a referral for a good agent, rather than just using someone that paid for their lead.  Also, there is no reason that zillow or other sites should have access to the MLS.  Perhaps NAR should do a better job with Realtor.com, so that people will visit their site first, instead of zillow or any of the others.

Hannah Williams - I agree with him ... Z is not cracked up to be what many think it is.  I like his perspective that instant offers are designed to generate more leads to sell.

Hi Hannah - I agree with you. But I have to admit that once, long ago, when I was young and impressionable rather than the cynical old fart I am today, I bought a part of a zip code. The actual benefits never showed up and the experience involved in canceling was a miserable one. I'm glad I got it out of my system early - it's a waste of money and effort.

Kathleen Daniels  Many years ago Zillow was a great source but then Zestamite came and premiere agents -Buying Zip codes  and  well you know the rest of the story .. How can someone honestly  tell someone  what a house is worth without seeing the inside .  I know I can't  - Can you ?

The thing that keeps Z going though is that consumers love to use it. They find it easy to search and the fact that lots of the data is wrong doesn't seem to bother them enough to make them stop.

Giving buyers and sellers better tools to use is key to changing their behavior.

A few years back, Z started calling me, they wanted me to buy a zip code.

They said I would be the exclusive agent. I started looking at Z and found they always have at least 3 agents to a listing.

I asked how much the zip would cost me and the answer was $2400 per month.

It did not take me long to figure out this was not a path to success-for me-but would be great for Z.

We have seen some areas of the country that Associations got together and cut off Z, that would be an effective effort if we saw that take place on a large scale across the country.

John Wiley  What an outrageous figure  . Just think how much money Z made from all the zip codes they sold . Oh yes the spiel on how one sale a month will pay for it .. How many poor souls lost money on this bull .

Instead these agents could have been farming the old fashioned way . Learning how even to do it on the Internet  if not in the US mail and walking the beat . Even learning from AR university

This is our business if we don't mind it John who will ?

I think this law suit, appeals, legal fees, and no insurance carrier behind them, ZIllow is fighting for it's life.  It may just be a matter of time.

Zillow will be a walk in the park, if Amazon gets in the business! Can't happen you say! Both Forbes and the Wall Street Journal reported that during Prime Day a find an agent section went up on the website. It was taken down after a few hours. Both publications speculated that Amazon may compete with Zillow. They are a real 800 lb. Gorilla

Oh Tom Bailey I think this whole situation is very dangerous . How many agents are still buying leads and contributing to these Gorilla's .  My theory is simple .If all agents did their jobs and worked their Farms their would be no room for this When I started way back when I was given a RE directory and told to start cold calling . Today Blog . Instead agents buy zip codes (bananas) for the Gorilla's

WOW! This guy on Video knows what he's talking about and it should be shared with every MLS from every Association nation-wide as part of our CE and rude awakening! 

I never did buy leads, even when we were in the thick of the mortgage debacle. I simply chose to live in the trenches with those who face foreclosures. Buying leads is a rip off and anyone who has the luxury of spending money on leads should rethink and explore options that benefit charity, or even save the planet, rehabit homes for people in need, adoption, or Make-A-Wish Foundation.

Patricia Feager  The problem with the agents buying leads is many who did could not afford to buy the lead but were convinced that by spending big bucks they would make big sales . Many never made any sales and lost big bucks that they should have spent on Farming .  See no Evil Hear no Evil Speak No Evil  See no Eveil --What happen to the training of Real Estate Professionals - This is going to destroy our industry   - while some say  Mind our own business  we may not have a business soon if we continue to ignore this  issue

Hannah Williams - I completely agree with you. Like yourself, I saw many new agents, eager to conquer the world, yard by yard, selling Real Estate quit before they could succeed because they fell victim to these scammers and thieves. I thank God I never had the extra money to gamble in the first place.

Hi Hannah Williams,  I know of some top agents in my area who buy leads from these sites. I never bought into purchasing leads, success is hard work. They will never..ever..ever go away as long as agents are supporting them and buying leads.

Patricia Feager  They are hard sell sales people .When I told them I was on a do not call list they respond with well you are in business so it does not apply to you block their calls as I would it did not stop their nuisance calls --suddenly they stopped

Never, ever have I paid for leads and I have no intention of ever doing that. I have an Internet presence and sometimes I get leads from it. But often times when I try to reach out  to inquiries, they don't respond. Wonder why they bother to contact me if they won't return my calls and respond to my emails. That's certainly a lead I would not have wanted to pay for. No, I'll take building relationships and working by referral any day. Cheaper and much more fun.
