What Happened to Professional Courtesy and Respect

 Early Saturday morning  a new listing popped up in the MLS . Great I have three buyers looking in the development . Hit automatic appointment (we can do that in our MLS) Scheduled an appointment  It was a vacant property it should not be a problem .  I was not surprised this listing hit the market as I know members of the condo board that told me the unit was coming on the market. Now to wait for the confirmation .

 

 

I received an email that the agents received my request . In the meantime I wanted to show it the following day at 11Am as I was also showing another unit in the building . So I scheduled another time for the following day .  I received another email that the agent received my request .

 

 

Soon I received a phone call from my client . They are set up on auto email so they are aware a new listing has become available and want to know if they can see it . I am on it but the listing agent has not responded .I call the the agent the cell phone number is incorrect but the co-Lister has a voice message . I left a message on the I am very busy but will get back to you voice message .

 

 

Several hours later I received a call back "Hello is Heather there  "   I said no Hannah      oh I am sorry the property is under contract .... Really he said

"YES isn't that amazing "

 

If you sold the property why put it in as active why not put it is as pending  you did sell it yourself didn't you ?

Checked the MLS today guess who sold it

 

 Why waste my time and clients  put it in as PENDING  not ACTIVE

 

 on a side note this was not an agent who usually gets listings in this area

I must say they treat each other with respect and professional courtesy

This is crazy.  Sounds like they were trying to keep potential buyers out.  Maybe trying to double side things???

Belinda Spillman  They did as far as I can see .In my Humble opinion is that doing you Fiduciary duty??  I am seeing this more and more ---- I was showing a listing  and as I was showing it I was not even given the curtesty of a phone call to see if my buyers were interested . My appointment was canceled and text was told it was under contract .  My clients were cash buyers maybe they would have offered over full price .  It was strange as it was cancelled after the showing ----- What happened to final and best offer

It is all part of the human landscape, some will be wonderful to work with and some will not.  It is probably best that it turned out that way and I am sure you will find a better place for your client. A

Hannah sneaky Agents end up on the losing end in the long run.  In the mean time they end up wasting Agents time.

Hannah Williams and that's the type of agent you never forget....you file that and sometime in the future, you'll have your turn!! you won't play it wrong but you'll make it clear that you remembered how business was done when you had a buyer ready to jump.... that agent will feel very small.... and you can footnote to that agent to "pay attention and you'll see how business should be done"....

Hi Hannah, 

I feel bad for you and your clients. This is another thing that gives us all a bad reputation besides being a diservice to you and your clients.

I have seen many things over the years.  I have always felt that my reputation and ethical obligations preclude all this nonsense.  MY MLS is small compared to some areas and word spreads fast when games are played.

George Souto  Call and say it is under agreement right away . Do not wait until the end of the day ....

Barbara Todaro  My daughter works at a Middle school it seems a young teacher had a bad experience with this agent . Reputation is already building   As for me  Elephants never forget Our paths will cross again

Hannah it is never fun for buyers when they get their hopes up and it's snapped away so fast without even a chance to look at it.  And I agree if it was in essence pending why not at the very least don't keep other agents hanging out on trying to get showings.  With you on their side these buyers will find the right home for them and you'll make sure it goes as smoothly as possible.

Hannah- it's sad that some agents feel the need to do this without regard for the other agents and the time wasted. At least your buyers are lucky to be working with a professional agent.

Oh, this is one of my pet peeves too, Hannah (or is it Heather?!!) LOL

You know darned well that the agent was doubling up on this one and it absolutely does not serve their sellers fairly. If only they knew.

Happy Monday - and BTW, I still haven't heard back from our friend, other than from an 'assistant' - he's busy rolling out a new system for the "big brokerage" convention coming up in 30 DAYS! ARRGH!

Yep I have had similar situations happen a few times. Some agents are great to work with, while others, sadly, are not people we likely would want to do so. Probably better that it worked out that way.

I just hate it when that happens, Hannah... and I've seen this more often than I'd like to in the past several years. I never forget the agents who do this and if they come to me for my listings they better watch out!

Incorrect information in the MLS is so frustrating. I would report this agent to the MLS.  Ours would fine them.

I agree it is a poor way to do business with a fellow agent. I think it is very self serving of that agent.

I know exactly how you feel because last weekend a buyer's agent trying to steamroll me with a client. She didn't use the right forms and she turned on the gas fireplace and didn't turn it off; so the listing was extremely warm when I entered it the next day. Another one of those agents who never answers her phone but demands the most of you Hannah Williams

So frustrating. We saw a house we were interested in and our agent tried several times to contact the listing agent to schedule a showing. When she finally did reach him, he told her they were not having any showings because it already had multiple offers. I feel your client's pain.
