Let's see what is happening in the Baker's Bay Condo Community . This is Hot off The Press and So is the Condo market . Units are selling in a flash . I am showing a listing and as I am returning to my car I am not receiving a phone call asking if my buyer is interested . I am told the unit is under contract ?
- Currently listed for sale three : 1 BR 1.5 Bath units w/den Mid-rise unit with den + balcony - sq ft approx 1441 Priced $131,500 - $167,900
- Currently listed for sale : 2 BR 2.5 Penthouse unit w/den Mid-rise +balcony waterfront view sq ft approx 2530 Priced $399,900
There are six pending units in the Bakers Bay community . If you read my blogs you know the rules . I am wondering about the rules but I do stick to them . We do not discuss price or what units went under contract for . It is not public knowledge . These are the rules . If you have any questions and would like to discuss them with me feel free to contact me . Those that have know i love to discuss Bakers Bay . If I do not know the answer I will not speculate . I will find out the right answer and call you back .
It is my professional opinion that I see prices start to rise . It is also my opinion that selling the unit to the first bidder is not always in the best interest of the seller . Usually if it is my listing I allow all scheduled appointments for the day to show the property . Then contact each agent inform them I have a contract and ask if their buyer is interested . This way I can get the best possible price for my seller with the best possible terms . I believe that is my fiduciary duty to my seller .
While showing some of these pending properties I no sooner put my keys into the ignition of my car then I received a cancellation notice of showing . WHAT ??? I looked at the time framed . No I was not late . I had scheduled my showing between 2:30 -3:30 PM it was 2;45 PM . The message said property under contract
Holy Bananas! I can understand you want to sell the unit but what has happened to professional courtesy . Pick up the phone before hand and cancel the appointment . Do not waste my time or the buyers on seeing a property that is not available . Second perhaps my buyer who is a cash buyer would have offered over full price . Is this in the best interest of the seller ? Food for though when selling your unit in Bakers Bay

My professional advise to buyers is you have to decide when we walk in the door of a condo unit . I have told my buyers if you get that feeling it is home you can not wait . I will call the listing agent right away . Calling me tomorrow may be too late in today's market place . They understand if they snooze they lose . New units come on the market and I want them to find the right one for them . I also do not want them to be slow on the trigger Sellers when you list with me you will get the best possible price . That is my fiduciary duty to you .
