How to Look for a House With that Personal Touch

The other day when I left the office I went shopping . I saw an agent I had worked with at another Re/Max office for many  years . I said hello and she looked up pleasantly surprised . We hugged and exchanged pleasantries . Then we talked business .  We talked about how some agents never meet their clients and discussed what they should and should not do . 

 

  • Do not buy furniture right before settlement
  • Do not quit your job day of settlement
  • Do not buy a car or make other large purchases

 

She told me she had a settlement where an agent had not discussed these things with the buyer , He had decided to quit his job day of settlement and get a new job for more money . Well the mortgage company called his work to verify his employment . No longer employed ?  Well no mortgage .

No settlement .

 

Perhaps we are old school she said . We both agreed we like to meet with our clients and explain the process of buying a house in person . What to do and not to do . Yes modern technology has made things easy and in some scenarios everything maybe done online . That is besides seeing the houses .We both agreed there is nothing like that personal touch .

You raise some good points. Whether you meet often with your clients in persona or the communication is primarily phone, email or text, they still deserve to be educated on the same issues to protect them and help them avoid problems before and during their transactions.

Jeff Dowler educating your buyers is so important it is just not about finding the right house .We need to take our buyers through the right steps or they may fall

James Dray  Once i had a buyer that said but it is the big Labor Day Sale and I needed furniture . I assured him there was a big sale for every single Holiday he could think of  and he simply had to wait .  Later he laughed and said I was right .

Hannah,  I probably sound like a broken record to my clients.  I am constantly reminding them ... keep everything status quo.  It is a shame more agents do no advise their clients better.

Hi Hannah - I'm amazed when I hear stories like that. I can't imagine doing this without tons of client face-time and a thorough explanation of the process - or at least a thorough review for clients with experience.

Dick Greenberg  So was I  but there are agents still that run out show houses to people who just call on the phone .  They do not even know if they are qualified . Just smell fresh meat .  So many agents make us look unprofessional . No wonder people talk and say we are unprofessional ... Makes me sad

Hi Hannah I learned a long time ago to not let all the details slip by without sharing them with client, especially first time home buyers. Those that have bought and sold a lot with us pretty much 'know the drill' as we say but never the less I remind them.  One got by me today  (and he's a seasoned buyer)and he said he bought new appliances. Did you use a credit card?  Thankfully he did not - whew!  These are such wonderful folks and I'd hate to see anything get in the way of them moving into their new home.

It is amazing how many homebuyers feel the itch to go shopping for other big ticket items after getting into contract on a house.  It has sunk more than one home sale.

Just had that conversation with a first time buyer yesterday, they don't know these things so make mistakes if you don't help them understand the process and why you have to do certain things in a certain order.

Excellent Blog, and that 'personal touch' is never old Hannah Williams.  I think that buyers just don't think about it at all, when something 'new' and 'expensive' is put on that credit card, because 10 to 1, it is for their soon-to-be home .  Unless if they are paying cash, it is always advisable to 'wait' - timing is everything! - and reminding them is really important.

Buyers depend on us Allie Angeloni  we know that these commercials  BIG SALE this weekend  happen every holiday  our buyers do not . When they are buying a house it is so special . We need to remind them that mortgage companies want and check everything .. I try to joke and tell them the only thing they do not want is their birth certificate .  In one instance they did
