What to Do When Selling a House in a Heat Wave

Perhaps the best time to show homes is in the early mornings or evenings in a heat wave . Sellers please be advised that it is best to have the air conditioner on in a heat wave for yourself as well as a  potential buyer.

 

 

 

Perhaps leave a note on the counter that there is some cold  bottled water in the refrigerator or leave a few bottles out . This makes a lasting impression

There is nothing worse than showing vacant homes with no air conditioning  in a heat wave. I have been advising my sellers to put the air at a comfortable temperature

 

 

In my humble opinion it is just as bad showing a hot stuffy home as it is showing a house that is in disarray , dirty  or has an odor in the home. If the buyers are uncomfortable when they walk in the home they are most likely not  going to buy it. Plus the agent may rush the buyer out of the house if it is stifling hot . Buyers may feel sick from the heat .

 



Philadelphia and surrounding areas had record breaking temperatures

in the high 90's close to 100 degrees. 

With the humidity it felt like well over a 100 degrees.

Today the temperatures were  up to 98 .

This is extremely hot for the Philadelphia area

 

 


  Check on your senior neighbors in heat waves. Make sure they are safe . Be a good neighbor.

 

Stop in see if they need anything

 

Please be safe do not leave children or pets in the car .

Hannah I agree I am a firm believer the house has to be inviting and buyers need to be comfortable hence the A/C needs to be not too cold and not to warm but on, Endre

Bob "RealMan" Timm   Walked in a house today it was so hot they had fans running the air was on but it was obvious it was not working I called the seller as I was drenched when I left . Repair man was out it was fixed

Paul S. Henderson, REALTOR®,CRS,  It is brutal outside so hot in the city . When you first get in your car even the A/C there blows hot air .  Not the kind of weather you want to show un-air-conditioned houses .Seventy degrees sounds beautiful

Those are excellent tips for heat wave marketing, Hannah.  Sacramento is nearly always hot in summer, and we use many of those suggestions here.

Anna Banana Kruchten CRB, CRS 602-380-4886  Too hot to show a house without air conditioning . I hope sellers heed this advise .  One of my listing had the air on but it was not functioning properly when I checked on it . I called the seller  they called  a service man repaired it the same day .

We saw a completely redone unit with a brand new Nest system that hadn't been set up set. It was 105 outside and when we got inside the heat was running. Can you imagine!
