The temperatures here on the East Coast in Philadelphia Pa are really hot . They say Summer is over but they have closed schools early because of the heat . Many of the schools in the city are older and do not have air conditioning . With the heat index it feels like 103 degrees .We are officially in a heat wave
Early next week I have settlement on one of my listings . I received a call from the seller . Her central air was not working . The unit is cold but there is not any cold air coming out. The thermostat read 86 degrees . She has it set on 70 .She called her A/C service man and he has not called her back . I asked when she called . She said last evening . She did call another company her neighbor uses he told her the soonest they could be out was next week . She was frantic .Five Days Until my house is SOLD and a Major Problem Arises
I told her I would make some calls . In the meantime I suggested she turn off the unit . No sense in it running when if it wasn't working . I called and left a message for the service I use .They called me back within thirty minutes .They were over the clients house in 10 minutes . It was the blower motor . The air conditioner was fixed that day it did take several hours . The seller wanted to let the buyer know she did not want any problems later . I had suggested when I listed the house she take out a Home Warranty . She asked me is it was too late to give the buyer a Home Warranty and if it would cover the Air Conditioner . It would cover it . The problem solved
The unit was in good condition and fixed. The buyer was a single Mother and the seller wanted her to have it . When the unit stopped working she thought she was going to cost her much more then it did . I am so grateful that these repair men came out so quickly . I have used them for over thirty years . They told me they were in the area and knew I was in a pinch. They mostly do commercial work so when I asked them if they wanted extra work they said only if I was stuck . Otherwise they were really busy .
The other service company that the seller used never returned her call . When I called the buyers agent he talked to his buyer and said thank you . They were happy for the honesty and the Home Warranty for One Year .
Five Days Until SOLD and a Major Problem Arises
So glad the problem was solved and the seller was cool again .
What a great story - combine an honest, forthright seller with a heart and a great agent and magic happens.
Aw that is so sweet of you to say Susan Haughton just glad everything worked out .It has been so hot here and to be without air in this heat is simply horrid .

Awesome outcome, Hannah. The seller did the right thing and the buyer has the added assurance that a warranty is in place for a year after closing.
Okay so don't laugh next time we close our schools for snow in the south.
That was an awesome outcome. Hopefully she won't have to use the warranty, but at least it's in place if she needs it.

Hi Hannah... the cost of HVAC coverage for a seller under most home warranty plans is minimal... really cheap insurance and I always strongly encourage my sellers to buy it. I can't tell you how often they've thanked me after we closed... HVAC systems that had never had a lick of a problem during ownership suddenly needed something done during the contract period and prior to closing.

Tammy Lankford, I won't laugh . Schools opening before Labor Day is something new in the last 10 years or so . The Buyer had a Home Inspection and the A/C was in good condition the blower is not a major problem . The Home Warranty is an added caution .
Endre Barath, Jr. The seller was so relieved it was just a part . They were panicked and thought they were going to have to replace the unit . When you are in extreme heat you are not thinking clearly . It was not an old unit but they were frantic

Staying calm and having vendors you can rely on is a big part of our business. If the seller doesn't spring for the home warranty, it is an excellent idea for us, the agent, to gift them with it. That's the best closing gift you can give in my opinion.

Well handled Hannah Williams and I know the buyer is so happy to know that the seller is so forthright and that the problem was properly resolved and the home warranty gives extra peace of mind.
A/C units only go out when it is hottest. And repair companies are swamped. I recommend my buyers get an annual service policy. Tech comes out twice a year and makes sure your unit(s) are working properly. What the policy actually does is register you as a 'Preferred Customer", so if you do have an emergency, you are moved to the top of the queue.

Hannah way to save the day! Having a network of professionals in multiple service industries which you can rely on is critical in helping deal with issues on short notice. I have a good friend who always says "I got a guy for that" and one quick call and the problem is solved.
