It is my professional opinion that we will continue to see a rise is prices in the Feasterville Trevose area . The Active houses you are seeing in this report are houses that are either bank owned or houses that were not well maintained . It is my experience that these houses do sell if marketed correctly . I would however always use my own Title company or one recommended by my own Real Estate Broker and not by one recommended by the seller or sellers agent . You may save a few dollars by using the sellers title company but why would you want to?
When spending hundreds of thousands of dollars it is well worth a few more dollars to be sure your title is cleared correctly and that the people clearing the title are working for you .
Many years ago I was working with a couple . Their funds were tight .They were buying a foreclosure and were offered free title if they used the Banks title company .They thought great look how much money they would save . Yes they saved over a thousand dollars . Years later (they did not tell me until after the fact) they went to refinance . Apparently the title company never recorded their deed . Luckily the buyers kept all their paper work . HUD 1 and copy of their marked up title which I always make sure everyone gets a copy of including a copy of the deed . . It took a long time to get it fixed and some extra money and running around on their part . The title company never filed the deed but they did charge a recording fee to do so . I asked them why they didn't call me I would have helped them . They replied that they did not want to bother me plus I had advised them not to use the banks title company . They felt it was not my problem .I would have been more then happy to have helped them .
It took several months to clear it all up .
Your Title policy may even be more important to save then the deed . Keep both your Deed and Title Policy in a safe place . If you pay off your mortgage save your satisfaction piece and also keep this valuable document safe
