Realtors® Rally Under the Shadow Of The Washington Monument

Rally to Protect the American Dream!

Realtors® rallied under the Washington Monument in Washington DC yesterday to protect the American dream of homeownership .They stood 13,000 strong! Open up the doors !

Yesterday was the Rally to Protect Homeownership in Washington DC. According to the count by the National Park Service we were 13,000 strong on the grounds of the Washington Monument yesterday morning.

The rally was not just a chance to stand around idly to talk about the value of homeownership but part of the annual mid-year conference held in DC every year.

Besides hearing from other Realtors® at the rally Sen. Johnny Isakson from (GA) and Congressman Steny Hoyer (MD) also spoke about the importance of homeownership to the American economy. What they didn't say and might not have struck anyone but me was the Washington Monument is current closed due to a large structural crack. No one can get inside to see the beautiful views of Washington DC from the top. Thousands of visitors are turned away with no chance of getting inside the doors. The same is now true with homeownership in the US. There are thousands standing just outside the door of their new homes but they can't get in due to chagnes in mortgage lending and appraisal rules.

Shifting lending rules to a to a "one size fits all" mentality has kept thousands of qualified buyers from buying a new home. Changing down-payment rules, increasing monthly mortgage premiums and reducing potential closing cost assistance are just a few of the changes FHA has put in place impacting most first time homebuyers.

Making sure that Congress understands the negative impact of changing the current mortgage tax deduction would have on homeownership is major concern to anyone who owns or hopes to own a home in the future. Holding lenders accountable to do what was annouced by the White Houses as part of the $25 billion settlement in March 2012 should be a top priorty.

Lenders have not stepped up to the plate to streamine the short sale process and assisting our military servicemembers with PCS orders. Calls to lenders about new programs for assistance by my clients have meet with responses including "it takes time to roll out these programs" or "we are unware of any program changes." Answers which continue to leave the financial future of homeonwers in the lurch.

Hopefully the noice from yesterday's Realtor® Rally to Protect Homeownership was heard on Capitol Hill and the meetings that took place this week will spur lenders to do the right thing now.

Delaire Landing Sales Market Report May Phila Pa by Hannah Williams. Here is the May sales Report for Delaire landing Condo Community as reported by the Trend MLS as of May 18,2012.

There are 19 active listings for sale

There are nine 1BR units for sale $88,900-$105,900

There are nine 2 BR units for sale $108,500-$179,900

There is one 3 BR unit for sale $169,900

There are three pending sales .These prices we will discussed when they settle .

There have been 2 sold and settled units one was a 3 BR and the other was a 2BR $145,00-167,000

In my opinion financing is becoming difficult to obtain in condominiums. Cash is king .Owners and associations would be wise to open up to FHA approved financing. It would help in keeping values from decreasing. This is just my humble opinion. Let us see what the sales for next month will be . There are many condos on the market and the values seem to be decreasing .There is one section that may become FHA approved . I believe it is Condo Six this would be great news as there are many units for sale that would benefit from this action.

Delaire Landing is a beautiful place to live .It is a gated community with many amenities.

Mother's Day and Birthday's a Wonderful Day together .Olivia and I shared this Special day today . We had a fabulous day together as a family .We had dinner and watched the Muppet Movie .We had a Birthday cake . Oliva is the youngest of my 4 grandchildren and she was thrilled that it was her turn to blow out the candle on the cake .

It was a very special day for me .I celebrated Mother's Day with my daughter and her beautiful family. I even received an extra special gift a Coach wristlet in a lovely coral color perfect for Spring. I am a very lucky Mom to have shared this day with my daughter and her family .

There are 3 active listings priced at $120,000- $174,500

There are 2 A units and 1 B units for sale

There are 2 Bank owner properties for sale

There are 2 pending sales we cannot discuss price until they go to settlement .

There has been 1 settled sale reported in April .

This sale is a B unit and sold for $150,000.

It is my opinion that this community is still holding value . It is still a desirable place to live especially considering that there have been several foreclosures and short sales . Yes the values have depreciated in the last several years ;but so has the other condo communities surrounding it . It would certainly help if the owner's would cooperate and try to become FHA approved .It is also a Pet friendly condo community .

Google has changed some of their algorithms for SEO and SERP results. It's a new algorithm update being referred to as Penguin. When did all this happen? Was your site hit? Has your page(s) gone down in the search engine results? Has this Penguin been spotted on ActiveRain and some of your blog posts? If so, you'd want to know about it right?

How can you tell if you were a victim of Google’s Penguin and what can you or should you do if you were? This is an interesting topic and will definitely leave you with a better understanding of how Google is now ranking and indexing websites and pages and how the Penguin plays into it all.

Does keyword density really matter? Do meta-tags, titles, and back links really even make a difference anymore? What if you don’t use keywords, links, SEO techniques, or any other technical traditions of the SEO underworld, will you still show up in Google? How are you suppose to keep up with all this SEO technobabble stuff and changes?

We want to Sell and Buy a Home Hannah. There is nothing that makes my day more complete then when a past client calls and says "We want to sell and buy a home Hannah " We do not care if it costs us money to sell the house it is too small for us now .We have money saved . We are both making more money now . How refreshing is this statement in this economy!

I explained after looking on the computer that they may have to bring some money to the table .In other words their home may be worth what they paid or just a little more than what they paid. Then there is commission and closing costs on top of that . We want to sell and buy a home Hannah. This home is too small for us . We will make up the loss on what we buy .

I have an appointment to go look at the home . They have made quite a few improvements to the kitchen and bathrooms. They also finished the basement. I am also setting up an appointment with a mortgage banker so they will be approved for a loan . They will need to sell their home before they can buy . Having the mortgage banker qualify them will help us in setting our goals for the new home .

What a nice way to start the day. Getting a phone call from past clients that say "We want to sell and buy a home Hannah"

There are certain things we cannot live without in our lives – air, food and companionship (at least for most of us) come to mind immediately. Let's just assume those types of things are a given. But what about in your business? Many of us have become extremely dependent on a variety of tools, gadgets, websites and any number of other ways you want to describe the applications you use in your business.

For this months ActiveRain challenge, our friends at Adobe EchoSign want you to consider what tool in your business has become indispensable, even though you were able to get work done before you stumbled on this new found life saver.

When you drop your phone in the toilet, like I did recently, your world can come screeching to a halt. We have put an incredible amount of power in the tools we use to accomplish the tasks required of us each and every day. Some of the tools we use, like electronic signatures, make our jobs much easier, and others, like our cell phone, make us wonder how we managed to survive before they were invented.

Of course we didn't always have these tools available and we still got things done, but we assume they will always be available moving forward, or that they’ll be replaced by even more powerful tools.

So what if these tools ceased to exist? Not very likely, I know. But dropping your phone in the toilet will get you thinking about this stuff, I promise.

Take a look at your business in the last few years and determine what tool, application, gadget, website, etc. that you couldn’t imagine being without. Now let’s eliminate what you’ve been using from day 1 – the phone, laptop, fax machine, pager, and other essential “office supplies.”

How has this tool (I'll use this word from here on to describe whatever it is you decide to write about) changed the way you do business? What process did it replace? How has it become ingrained in your day-to-day activities? Why would you refuse to give it up?

We would like you to write a blog post that details your favorite tool and convinces someone else that if they aren't using this tool in their business, they are missing out – BIG TIME. Maybe it's something you think every real estate professional should be mandated to use and if they only would, my how your life would be so much easier. Convince anyone reading your post to immediately drop what they are doing and go sign up, purchase, adopt, try, steal (just making sure you are still paying attention) this for their own use.

There will be 3 categories that you can choose to write about. We ask that you pick one category for which to submit a post.

The Categories:

Hardware: Has your iPad become invaluable in your business? When you walk in the door and give your listing presentation are you batting 1.000? Maybe it's your hand-held digital video camera that has turned you into a YouTube machine. Whatever the piece of hardware you'e added to your business recently, tell us why everyone needs one.

Software/Websites: Maybe it's your IDX and lead management platform. Maybe it's your electronic signature program. Maybe it's Facebook or Twitter. Whatever it is, why can't you live without it?

Apps: These things have exploded on the scene in the last few years. With seemingly everyone having a smart phone, apps are making life easier for millions. Is there an app you are using in your business that you couldn't imagine living without? If everyone else was using it wouldn't your life be easier? Let us know about it.

Hidden away among a community of homes called Neshaminy Valley in Bensalem Bucks County is another Mansion.The Growden Mansion dating back to 1752.and where Ben Franklin visited his friend Joseph Growden.While there; he decided to fly his kite and key ,and thus discover electricity....There are lots of story's about this house...It is said you can see bullet holes in the Outbuildings where the "Red coats" fired shots to gain entrance to retrieve documents belonging to Benjamin Franklin.... there is a day dedicated to Kite flying on these grounds and people come from all over to fly theirs kites...
