The celebration is because out of the 3 offices at Re/Max Eastern our's was the top producing office . It will be fun also because we are going to "Say Goodbye " to a fellow associate . Plastic Dryer Vents - A Fire Waiting for a Place to Happen...
          Plastic dryer venting has been banned from residential usage for several years now. However; I still run into this material from time-to-time in newer and older properties. This product is considered a fire safety hazard and should be replaced if you have this present in your home.
     Most households use flexible foil as the connector between the dryer and the exterior discharge. Although not much better than it's plastic counterpart, it has been approved for residential use by Fire Marshal's in many municipalities.
     Optimally, the better product is flexible aluminum cut to the shortest length possible and the best is rigid metal adapters connected to the dryer discharge and the vent. These are more difficult to install but are worth the cost and effort in the long run.
     If it has been more than 3 years since you cleaned your vents, consider doing so. Dryer lint builds up on the sides of the duct, and will reduce the efficiency of your unit. If the build-up is extreme, your dryer could burn out.

How important is a Credit Check when Renting

How important is a Credit Check when trying to rent a property . I have a rental in a beautiful condo community . It amazes me how many times I have shown this property .The prospective tenant loves the property and immediately say's "I Will Take It ". Then I explain there is a fee for a credit check and criminal background check They then inform they are not sure how their credit is and have no objection on proceeding.

I am confused when I have received the credit checks back. They are horrid simply horrid . The prospective tenants must have an idea about their credit . How can you not know that you had an eviction a few years back or that your revolving credit card is in collection .

I understand that in today's economy people are have troubles;but you must know that you are having problems with your credit . It costs the prospective tenant money to have these credit checks done .Why waste your money and time if you know you are behind in payments , have judgments and collection accounts.

How do some landlords rent to tenants without running a credit check ? How important is a credit report ? What has been your experience in this situation with credit reports when renting ?

Then show me the money! If you are going to put in a cash offer for a property, you will have to prove you have the money to back up the offer!

Here in Litchfield County, CT we do often see cash offers. I have heard some agents say they won't ask their clients for proof of funds. They say the client will get offended, will refuse, it is not necessary, etc. Me? I disagree with that train of thought. I don't know about anyone else, but I have no idea how much cash someone has available because of who they are, what they drive, how they dress. And if that same person is selling a home, they would want to know the person putting that cash offer on their house can put their money where their mouth is!

Cash offers can be great, the time from offer to close can be greatly shortened. There will be no surprises from a lender at the last minute. But because there are no lenders involved there is no third party to appraise the house. Great for the seller, some buyers might consider that risky. A buyer does have a right to put an appraisal contingency in the offer, if the house doesn't appraise they don't have to go through with the purchase. (Buyer pays for the appraisal.) If a buyer is comfortable with the offer price, they don't have to do that. I recommend to cash buyers that they have an appraisal done in most cases.

Cash offers often turn into mortgages without the seller, the agents, the attorneys knowing. That can be a big problem. If you are not in contract yet, you have changed the terms of the original agreed upon offer which means... you may have nothing. The seller accepted the offer based on one set of criteria, and now it is a whole different game. If you are now under contract it can be a real problem. Real estate contracts, by nature, are bilateral, having consent of both parties. Making unilateral changes just doesn't work.

So before you tell your agent to put in a cash offer on a house in Litchfield County, CT, get all your ducks in a row. Make sure that is what you really want to do. Back up the offer with the proof that you have the available funds! And if you are a seller, don't get all excited when someone waves cash in front of your face. I have learned, more often than not, things can certainly change, without warning.

Cash offers in real estate, they can and do work. As long as the buyer shows, up front, they have the available funds to purchase the property at the agreed upon price. And as long as the terms aren't changed mid stream by the buyer suddenly deciding they want to get a mortgage after all.

Like thousands of others when the news broke of the photo editing tool Picnik shutting down I groaned. There are times when a quick fix is needed and doesn't require a full version of Photoshop or Gimp.

In the past I turned to Picnik for quick edits. In this case it was removing the blocks and lightening up the photo of this old piece of farm equipment before I posted it in a Speechless Sunday post on entitled "Welcome to 2012-Out With The Old In With The New."

This past week I've been playing with Photoshop Express on-line. Not only does it allow you to do simple "blemish removal" as Picnik did but it allows you to take a photo and change the colors with their "pop" tool. Here is a before and after of my bike that I had taken last summer after a ride.

Not only could I remove the water faucet on the brick wall but I could change the background and the color of the bike. Now this isn't something we might do with a photo of a home but it certainly gives us some options.

For those of us who like to play with photography they are lots of good free tools available. I'll never be a professional photographer but if you are like me and like to find simple options then you might want to check out Photoshop Express.

Senior Healthcare - In Home Healthcare

** I wrote this blog when I was working with seniors and helping them with their finances by doing Reverse Mortgages.

Okay, so I just know that if my momma had to be moved into a nursing home, it would literally kill her. She has been in that same house since 1959 and it's simply her comfort zone. But, if I had to take care of her myself, I couldn't work and help my family out. So, the answer, is IN HOME HEALTH CARE.

Now I know she has "LONG-TERM CARE INSURANCE", but it really isn't going to be that big of a help, because obviously in-home care is extremely expensive. So I would really be stuck between the proverbial rock and a hard place. If I were independently wealthy, I could just pay for it myself, but unfortunately, like so many other out there, it would break the back of my family's piggy bank.

A heartbreaking story, isn't it and it occurs way too often in this day and age and especially in this economy. But, there is GOOD NEWS; there is HOPE!

My momma owns her house outright and she's over the age of 62. So literally, in this case, a REVERSE MORTGAGE would literally save her life. I could put her home into a reverse line of credit and use that money to help offset what costs her insurance wouldn't cover.

In my travels, I have run into similar stories, even in my short amount of time in this field. A lady taking care of her sister after a massive stroke, a daughter who can take care of her father at night but must work during the day... and sometimes adult day care is not an option.

This is one reason I went into this field - no not for my momma, but to provide solutions to the vast and growing amount of seniors who truly need some form of financial security and help.

I hope if you run into anyone in your travels who is in need of help, you'll remember that the FHA reverse loan is a great option for those that need it!
